Clients often come to us already set on a delivery method without realizing there was a choice to make. Design-Build and Design-Bid-Build are the two most common paths for getting a project from concept to completion, and picking the wrong one for a given job can cost months of schedule and real money in change orders.
Design-Bid-Build: the traditional path
This is the model most people picture: an owner hires an architecture and engineering firm to complete full design documents, then puts the finished design out to bid, then hires a separate contractor to build it. Three parties, three contracts, sequential phases.
Design-Build: one contract, one team
Under Design-Build, the owner contracts with a single entity — often a firm like ours — that holds responsibility for both design and construction. Design and early construction work can overlap, procurement starts sooner, and there is one point of accountability instead of two.

Questions to ask before choosing a delivery method
- How firm is the project budget, and how much design flexibility do you need to keep?
- Is schedule compression a priority, or is design certainty more important than speed?
- Does your agency's procurement process default to one delivery method over another?
Which one is right for your project
There is no universally correct answer. Design-Bid-Build still makes sense for projects where the owner wants maximum design control and competitive bidding on a fully finished design. Design-Build tends to win out when schedule and single-point accountability matter more than shaping every design decision independently. The right call depends on the client, the site, and the funding source.
